Experts are saying the Dutch housing market is…affordable? Here’s why

The Netherlands is still one of Europe’s more affordable housing markets, despite what the headlines (and that one relativeโ€™s Facebook posts ๐Ÿ˜‰) may say.

Thatโ€™s one of the key conclusions from ABN Amroโ€™s latest Housing Market Monitor, which compares the Dutch housing situation to the rest of Europe.

Turns out, things may not be as bleak as we think. Letโ€™s take a closer look!๐Ÿ‘‡

Dutch housing is still relatively affordable

Itโ€™s plain to see that Dutch house prices have gone up. But compared to the rest of Europe? Weโ€™re not exactly topping the charts. ๐Ÿ‘€

Over the past decade, prices in the Netherlands have risen by 48%. That sounds steep, until you look at Portugal (where prices have shot up by 85%) or Hungary (where they’ve risen by 80%).

The EU average is lower, hovering around a 32% increase, but thatโ€™s because some countries like Finland, Italy, and Romania have seen their house prices drop.

In conversation with AD, economist Mike Langen sums it up: โ€œThe Netherlands is one of the more affordable purchase markets in the EU.โ€™โ€™

Itโ€™s not the shortage, itโ€™s your salary 

Youโ€™d think skyrocketing prices are about not enough homes and too many people, but thatโ€™s only part of the picture.

Although the Dutch population grew by 6.2% over the past decade, this increase has been modest compared to countries like Malta or Ireland.

The real driver? Rising incomes. Dutch net earnings have jumped over the last ten years (36%), giving buyers more spending power, especially with low interest rates along the way.

Add generous housing subsidies, and more people can buy their own homes. While helpful for buyers, itโ€™s also helped push prices up. ๐Ÿ“ˆ

How affordable is affordable?

Despite rising prices, housing affordability in the Netherlands has remained relatively unchanged over the past two decades.

Thanks to growing wages and deductions in mortgage interest, the price-to-income ratio of Dutch properties has stayed relatively stable.

What does that mean for monthly costs? Well, couples spend around 29% of their income on mortgage payments, which jumps to about 40% for singles.

However, these figures are still on the lower end compared to much of Europe.

Here’s why you might receive less holiday pay this year: Will you be lucky or unlucky?

May’s right around the corner, which means holiday pay is coming for most employees in the Netherlands.

You may be slightly less excited about your holiday pay this year, as you could be receiving less money, reports RTL Nieuws.

This is due to the labour tax structure โ€” the more you earn, the more your holiday pay is taxed.

Who’s lucky?

This doesn’t apply to everyone, though. Some lucky folks among us will actually be getting more holiday pay than last year. ๐Ÿ‘‡

The increases specifically apply to minimum wage workers, where:

  • Those with a 36-hour work week can expect a โ‚ฌ236 jump in their holiday pay,
  • Those with a 38-hour work week can expect an increase of โ‚ฌ146,
  • And those with a 40-hour work week will stand to get โ‚ฌ188 more.

Who’s a bit less lucky?

That’s it for the good news, because pretty much everyone else needs to knock a star off the hotel they’ll be booking for their next holiday (or have one less sangria ๐Ÿท).

Those earning between โ‚ฌ3,000 and โ‚ฌ5,382 gross per month will receive less holiday pay overall, with average-salary earners (โ‚ฌ3,588) getting โ‚ฌ8 less. The highest earners in that group (โ‚ฌ5,382) will receive โ‚ฌ11 less.

However, the most severely affected is the low-income group (โ‚ฌ1,000 to โ‚ฌ1,750). With a gross monthly income of โ‚ฌ1,000, expect a whopping โ‚ฌ213 less in holiday pay this year.

Lastly, those earning โ‚ฌ2,000 gross per month will get a โ‚ฌ145 holiday pay increase. Sounds good, right? Wrong.

Because of current tax measures, their monthly salary is โ‚ฌ32 lower, so they are still worse off.

Who won’t even notice?

There’s also a group that won’t be affected.

High earners, with a gross monthly salary between โ‚ฌ7,176 and โ‚ฌ10,764, will get as much holiday pay as last year, not a cent less, not a cent more.

In 2024, this group received โ‚ฌ637 less in holiday pay, although to be fair, they might not have noticed that either.

Liberation Day in the Netherlands: what you need to know about May 5

Liberation Day in the Netherlands (Bevrijdingsdag) is celebrated on May 5. It commemorates the day the Dutch were liberated by the Allies from Nazi occupation.

The occupation of the Netherlands by Nazi Germany began on May 10, 1940. Four days later, the city of Rotterdam was bombed, leading to the surrender of the Dutch command.

It wasn’t until five years later, in 1945, that the country was free again, mostly liberated by Canadian forces. Right after the war, the Dutch decided that May 5 would be celebrated as Liberation Day.

Celebrating freedom

Liberation Day in the Netherlands is celebrated the day after National Remembrance Day, which is held on May 4 every year. This way, the Netherlands has two days of both remembering and celebrating.

While originally celebrated to commemorate the end of WWII, in the last couple of years, Bevrijdingsdag has also really been about celebrating freedom in general.

Many people don’t know what it’s like not to live in a free society. Liberation Day is, therefore, a day to remember not to take freedom for granted and celebrate how wonderful it is to live in a free society.

During Liberation Day, the Netherlands holds parades and concerts and also has military memorabilia.

Liberation Day in the Netherlands is a public holiday only once every five years (the next being in 2025). In that year, many businesses will close, and public transport will either not run or stick to a different timetable.

However, there’s always some debate about whether May 5 should be a public holiday each and every year.

Festivals and Events on Liberation Day in the Netherlands

As Liberation Day in the Netherlands is a day that marks freedom in the Netherlands, it is widely celebrated. This is especially true when it is a public holiday, as most people get a day off work to enjoy the celebrations to the fullest.

Liberation Day events are usually opened by the Prime Minister, who starts the festivities from a different province every year. A team of around 5,000 runners carries a flame to 200 municipalities all throughout the Netherlands, which marks the official beginning of all events, with free festivals happening in over 14 cities in the country.

Traditional Dutch fireplaces are cosy but outdated: Hereโ€™s how to upgrade

If you’ve ever been in a traditional Dutch home (a.k.a. most houses in the Netherlands), youโ€™ll know that many of them have a charming fireplace โ€” or well, whatever is left of it.

They look cosy and provide warmth but with their environmental effects and other risks, they might not be as great as they first may seem.

But what exactly are the downsides of traditional fireplaces in Dutch homes? And, more importantly, what are the alternatives?

Before we get into it: Donโ€™t worry, itโ€™s not all negative! As of 2025, you’re still allowed to use your traditional Dutch fireplace in your home โ€” but some rules and regulations could apply, depending on your local municipality. The downsides of traditional fireplaces

Traditional Dutch fireplaces may be cosy, but they come with certain downsides that should be considered. 

Fire hazards

A traditional Dutch fireplace is usually open, and that means one thing: it poses a risk of accidental fires.

While the sparks look lovely (especially on a rainy Dutch day), they can easily jump out of the firebox and set fire to nearby rugs, furniture, or curtains โ€” especially in a small Dutch living room.

This way, without proper screens or supervision, a cosy fire could lead to something a lot more dangerous.  

Health concerns

If sparks can get out from the fireplace into your living space, that means smoke and fine particles can too.

You may not notice them, but these harmful substances can linger in your living space, stick to your textiles, and degrade the air quality in your home โ€” especially if it is poorly ventilated. 

The result? Bad air quality, which could contribute to respiratory problems over time, especially for those with asthma or other lung conditions. Young children and the elderly are particularly vulnerable to these effects.

Sex filmed during King’s Day celebrations was possibly rape, police launch investigation

What should have been a carefree Kingโ€™s Day in Amsterdam has been overshadowed by a possible rape caught on camera.

Explicit footage showing what appeared to be public sex on Amsterdamโ€™s Keizersgracht spread online following the celebrations.

However, according to De Telegraaf, the police have now launched an investigation into whether the act was consensual.

Shared across WhatsApp and X, the video shows a man having sex with a woman between two parked cars on the Keizersgracht. It takes place in broad daylight while crowds pass by.

Itโ€™s still unclear whether the encounter was consensual, but whatโ€™s clear is that neither seemed to realise they were being filmed.

Police say they have already identified the two people involved, who reportedly know each other, and are now asking witnesses to step forward to help clarify what occurred.

Amsterdamโ€™s Mayor, Femke Halsema, condemned the filming and sharing of the footage, saying: “Making and distributing these kinds of images is not only punishable, but also deeply humiliating and hurtful.โ€™โ€™

More worrying videos emerge

Sadly, this isnโ€™t the only video of this kind circulating the internet in the wake of Kingโ€™s Day.

Other clips show couples having sex in public spots and young women urinating on the streets, all likely filmed without their knowledge.

Authorities are reminding everyone that filming, sharing, or distributing such images is a criminal offence, and they urge people to take the videos down immediately.

Travel with the NS? Your train ticket will be even more expensive next year

If NS train tickets are already costing us an arm and a leg, we can add our kidneys to that for next year, as ticket prices are expected to increase by 12%.

State Secretary for Public Transport Chris Jansen is working with the railway company to try to figure out how to soften the blow.

No more help

You may have noticed that NS ticket prices have already increased this year. However, the state and NS both paid 3% of the increase, which means your ticket was 6% more expensive, rather than 12%.

Next year, we’re on our own. According to RTL, this means the increase would reach the 12% we managed to avoid so far.

Trying to find a solution

Jansen and the NS are both trying to find ways to lessen the increase, but they haven’t found anything satisfactory yet.

The proposal to use money from the Mobility Fund to pay a few percentage points of the increase was rejected. That money will still be used for its intended purpose โ€“ the construction and maintenance of infrastructure.

There are currently two other possible solutions on the table.

The first is to spread the increase over several years. That way, you’ll slowly be able to afford fewer and fewer coffees instead of having to start a diet of canned soup at once.

The second would be to limit the number of journeys on quieter routes โ€“ because you can’t spend money on a train ticket if there’s no train.

The Dutch ship that disguised itself as an island during World War II

An unprecedented event like World War II is bound to be filled with stories of human resilience and ingenuity in the face of adversity.

One such story involves a Dutch ship, which came up with a pretty whack โ€” but somehow successful โ€” plan to survive the war. ๐Ÿšข

A secret Dutch ship during World War II

The Dutch Navy had ships in the Dutch East Indies when the Japanese invaded in 1941. The Japanese Army was ferocious in its attacks, as part of its broader plan to colonise most of the Pacific Ocean.

By 1942, the Japanese Army had achieved significant victories in Southeast Asia.

All Allied ships in the region were ordered to retreat following Allied defeats during the Battle of the Java Sea and the Sunda Strait in February of 1942.

One of the Dutch ships on the retreat was the Abraham Crijnssen, a minesweeper built in Schiedam in 1936. The ship was supposed to retreat with three others, but it made the voyage alone. ๐Ÿ˜ฌ

No ship here, just an island

It was quite a long trip to Australia, and the ship was already in trouble, as the waters were filled with Japanese warships. ๐ŸŒŠ

Thankfully, the crew demonstrated some classic Dutch ingenuity and creativity.

They began cutting trees and vegetation from nearby islands, loading them onto the boat, and painting it to resemble stone. They decided the best course of action was to pretend the ship was just an island minding its own business.

This is one of those plans that sounds so ridiculous on paper that it’s bound to work. And, perhaps unsurprisingly, it did.

During the day, the ship would pretend to be an island, staying put and just, you know, doing island things โ€” like chilling and probably welcoming crabs on board. ๐Ÿฆ€

In the night, the sneaky lads would sail closer to the destination, repeating the process until they managed to put a considerable distance between themselves and the Japanese Navy.

The Japanese Navy missed an island shaped like a boat that would change position occasionally, which is beyond all of us, and probably surprised the Dutch crew as well.

We can only imagine a crew member wiping the sweat off their brow with their hand after they escaped and saying, “Wow, that worked!” ๐Ÿ˜…

A happy ending for the Dutch island ship

The ship remained in Australia for the remainder of the war. Following the war’s end, it was used for anti-revolution patrols in the Dutch East Indies.

The ship finally made its way back home to the Netherlands in 1951.

Removed from the Navy list in 1960, the ship moved ports across the Netherlands several times before finally settling at the Dutch Navy Museum in Den Helder.

Two minutes of silence across the Netherlands: Remembrance Day

The Netherlands celebrates Dodenherdenking, also known as Remembrance Day, on May 4 to commemorate civilians and soldiers worldwide who lost their lives in World War II and other conflicts.

At 8:00 PM on May 4, the country observes a two-minute silence.

Why two minutes of silence on Remembrance Day?

According to NPO Radio 1, the tradition originated in a 1916 memorial service hosted by Cape Town’s mayor for World War I soldiers in South Africa.

The actions of Cape Town’s mayor were recognised across Europe.

The first minute is for those who died, and the second minute is for those who returned from battle, as well as “where the war had an impact for generations to come”.

Many European countries continue to observe a two-minute silence during Remembrance Day.

How does the Netherlands celebrate Remembrance Day?

Apart from observing a two-minute silence, Dutch people often hang the Dutch flag in their windows or at half-mast on flagpoles from 6 PM until sunset, marking the mourning period.

The Netherlands holds an official commemorative service at the National Monument in Amsterdam on Dam Square. The King and Queen attend, give speeches, and lay wreaths.

Many municipalities hold commemorations across the country, the biggest and busiest being at Amsterdam’s Dam Square.

Unable to attend? No problem, people don’t really go out of their way to attend commemoration ceremonies, so don’t worry if you can’t.

Instead, many people pay their respects by observing a two-minute silence on May 4 and pausing for a few minutes.
